Question 2

Figure Q2 shows the floor plan of a residential unit. Apply measurement techniques to take off quantities for the following (Note: Deductions for doors and windows openings must be clearly shown in the measurement)

  • Marble floor tiles for the family room with matching skirtings (Note: PC rate for marble tiles is at $200/m2)

  • Ceramic floor and wall tiles (full height) for bathroom

Specifications:

  1. Marble floor tiles shall be 450 x 450 x 30 mm thick and include all doors and opening threshold areas.
  2. Marble tiles skirting shall be 175 mm long x 125 mm high x 12 mm thick with rounded top edge and laid against wall surface with 20 mm thick cement & sand (1:3) backing screed.
  3. Screed to receive tile finishes shall be 40mm thick comprising one part of cement to three parts of sand.
  4. Parquet tiles finished shall be 25 mm Thick and laid on a herringbone pattern as specified.
  5. Timber skirting to match parquet floor shall be 150 mm high x 12 mm thick with rounded top edge and laid against plastered wall surfaces with approved adhesive.
  6. Ceramic tiles shall be 300 x 300 x 12 mm thick laid on 40 mm thick cement and sand screed (1:3) for floor tiles and on 15 mm thick cement and sand screed for wall tiles.
  7. No skirting is required for bathroom finishes.
  8. Wall plastering shall be of cement & sand (1:3) applied in two coats overall 20 mm thick.
  9. Painting shall be in one undercoat & two finishing coats of emulsion paint on plastered surfaces.
  10. Floor to floor height is 3.80 m. Suspended ceiling shall be installed at 3.25 m above floor level with cornices.
  11. Door openings shall be as follows:
    1. Main entrance door: 1.50 m x 2.10 m high
    1. Internal doors: 0.90 m x 2.10 m high
    1. Sliding door: 2.20 m x 3.20 m high
  12. Window openings shall be as follows:
    1. Bedrooms 2.70 m x 2.40 m high
    1. Family room 2.70 m x 2.40 m high & 3.70 m x 2.40 m high
    1. Bathroom 1.20 m x 0.60 m high
  13. Walls shall be 200 mm thick.
  14. Dividing strips shall be of stainless steel 2 mm thick x 25 mm deep across doors and openings.
  15. Columns shall be 200 x 200 mm plan size.
  16. Width of staircase is 1.00 m. Tread is 250 mm.
  17. Kerbs at void shall be 100 mm wide and finished with marble tiles.
  18. Ceiling shall be of 600 x 600 x 15 mm thick acoustic board laid on aluminium suspended T grid system for all areas except bathroom. Ceiling finishes for bathroom shall be of 15 mm thick cement and sand plaster (1:3) in two coats and painted with one undercoat and two finishing coats of emulsion paint.
  19. Dimensions indicated are in metres.
  20. Exclude all works at balcony area, void and staircases.
  21. Students are to make all other necessary assumptions where required and to state clearly in the answers.
